Campbells purchase Wilson tract for $2.7 million

Last week’s biggest real estate sale in Fauquier transferred nine acres in Warrenton to a well-known family of entrepreneurs.

Fredericksburg-based Wilson Real Estate LC sold the property at 763 James Madison Highway to Big Time LLC for $2.7 million.

Beckie and Cecil Campbell and their sons, Chris and Josh, own Big Time.

The property houses Cecil’s Tractors and Groundscapes, an excavation and site work company that Chris Campbell runs.

The Campbells had leased the property since moving Cecil’s Tractors there from Broadview Avenue about 4-1/2 years ago.

The Wilson family in 2001 sold a building supply business that operated there but retained the real estate. Stock Buildings leased the property for years thereafter.

The Campbells have more than 50 employees at the property, across James Madison Highway from Walmart and Home Depot. They also own Lee Highway Nursery south of Warrenton and employ a total of about 125 people.

Also last week, a former part of the Paul Mellon estate, a 116-acre parcel near Upperville sold for $1.6 million.

The property at Rectortown and Rokeby roads includes a three-bedroom house, along with 10 barns and sheds.

The Virginia Outdoors Foundation holds a conservation on most of the land.

And, a four-bedroom home on 14 acres near Upperville sold for $1.2 million last week.

The house, built in 1990 on Delaplane Grade Road has 3-1/2 baths, a two-car garage and a detached two-car garage.

Listed with Washington Fine Properties, the property went on the market in March with an asking price of $1.17 million, according to Zillow.com.
