The Plains home, 61 acres sell for $2.1 million

This 61-ace property near The Plains sold for $2.1 million.
A 61-acre farm near The Plains sold recently for $2.1 million.

Built in 1986, the main house at Alibi Farm has four bedrooms and 4-1/2 baths. The property also has a guest/caretaker’s cottage with a four-car garage and workshop and a four-acre lake with a screened pavilion.

The Virginia Outdoors Foundation holds a conservation easement on most of the land.

The property on Coon Tree Road went on the price last August with an asking price of $2.65 million, according to

Jim Thompson of Washington Fine Properties represented the seller and Emily Johnson of Middleburg Real Estate represented the buyer.

The Scott District sale tops the most recent Fauquier transactions.

The Plains home, 61 acres sell for 2.1 million.

According to Fauquier Real Estate online-(just looking at land in easement here) 60.4 acres in VOF easement, valued for tax purposes at $16,700 or $276.49/acre.

By comparison and from this same article;

8621 Harrison Ct. Marshall, VA (Marshall Townhouse SEC D)
0.0275 acres, valued for tax purposes at $60,000 or $2,181,818/acre.

The $2.1 million home is taxed at 23% of its market value.
The $175,000 townhouse is taxed at 90% of its market value.

There is a logical argument to be made for taxing density at a higher level.
But this is beyond reasonable, and it is not sustainable.
