“Boutique” hotel preferable use for old BB&T building

Warrenton has a contract to buy the 21 Main St. building for $2.2 million, a price $100,000 less than originally negotiated because of IT network deficiencies and asbestos discovered during the town’s evaluation of the structure. The town council plans to complete the purchase next month.

I believe that the Town of Warrenton is making a mistake if it buys the BB&T building and uses it for town offices.
In the first place, it will cost a couple of million dollars to purchase then, probably another million to retrofit it for offices. That purchase will put zero dollars in town coffers and, lastly, it will do nothing to enhance the vitality of Main Street.
My thought, idea, dream is to find a person, an investor or a group that would be willing to convert that nice old building into a boutique-style hotel that would be loaded with charm and ambience for Main Street. I envision the lobby as being the hotel lobby; the vault could be a little gift shop, and there is room on the right rear interior for a small bar.
The lower level could feature a charming, small restaurant. All the parking is available in the rear.
The three-story building attached to the main structure would accommodate the overnight guests. It also has the potential to be converted into small apartments. And, the revenue that it would generate would go into our town coffers.
I know there are people who say the numbers won’t work, but I believe we need someone who believes in us and is willing to “think out of the box!”
I believe the people of Warrenton and Fauquier who love Main Street would be delighted to have a neat, small, hotel to further attract business in our community.

I think this is a great idea! It would definitely allow people to stay and enjoy the great parts of our town.
